They just wanted to dig themselves out of the financial hole they were in, grow their wealth, replace their income and enjoy a lifestyle of freedom and abundance.
And as luck would have it, Yong Zhang met Cherrie, an architecture graduate. Both of them decided to stay in Australia since they realised that there were better opportunities here than back in China.
Soon enough, they decided to start a family.
After Cherrie gave birth to their son, Yong Zhang made it his goal to give his son the opportunities he didn’t have growing up. And to make it happen, he thought of investing in properties.
However, he had no idea about property investing or wealth creation, let alone do it in Australia. And as an immigrant, he had no structure, no plan, nor any asset protection to help him kickstart his property investing journey.
Now with a wife and son to support, Yong Zhang was even more pressured to succeed as a property investor. It’s because as an accountant, he often worked overtime and was always under a lot of pressure. Yet his income didn’t reflect the effort he put into his job.
So, Yong Zhang decided to just go for it and invest in properties. But because of his lack of knowledge and expertise in the market, he ended up making a lot of bad property deals.
While he had five properties… But none of them were profitable!
And since had several outstanding debts, his savings soon dwindled to a measly $65,000. The pressure and stress from work and his failure in property investing made him neglect his health. He became overweight as a result.
Yong Zhang felt disappointed.
After all, when he decided to stay in Australia, he had a lot of hope. But that optimism he felt soon disappeared with his losses. And after seeing his own condition, he felt helpless. He felt like he was no longer the man he knew he was.
Everything seemed bleak for Yong Zhang… Until he found Dymphna.
He started following her on social media in 2016. And after following her for several months, Yong Zhang became convinced of Dymphna’s expertise. So, he enrolled himself in Quantum.
Quantum then helped Yong Zhang learn from his initial mistakes as a property investor. And since he wanted to hone his knowledge even more, he decided to join Platinum in April 2022.
Yong Zhang wanted to apply what he had learned in IRLE in his property investments since he was convinced what they taught him was effective.
…And he was soon proven right.
For his first post-ILRE project, he purchased an old house in New South Wales under a family trust. He tore down the house and replaced it with a duplex.
The new building contained a 2 x 4 bed with 3 baths and a single garage. And the total cost of the property – for the purchase, renovation, and other costs – was $2,022,472.
However, Yong Zhang was able to increase the property’s market value to $2,500,000. This meant he earned a $477,528 profit.
For his next project, Yong Zhang and Cherrie purchased a cash cow house in New South Wales for $652,000 in 2017. Since the property had a five beds house and 3 beds in the granny flat, they turned it into a dual occupancy and rented it out.
They are now able to collect $41,523 as annual rent from the property.
Soon after, Yong Zhang and Cherrie decided to take a bigger risk. So, they purchased an apartment in Sydney’s Central Business District (CBD), which made it a prime location.
The purchase price for the property was $1,245,000; it was a big amount compared to their previous purchases.
But because of the apartment’s prime location, they were easily able to find a tenant for it – an expat executive. By charging an annual rent of $57,200, they are able to derive an annual profit of $24,917 from it.
In 2020, Yong Zhang and Cherrie embarked on another property investment project. This time, they asked Dymphna to develop the property. They decided to take Dymphna’s advice and build a duplex on the property. It ended up being a 2 x 4 bed with two baths and a garage.
The total cost of purchasing the property, including other related costs such as the holding and strategy costs, was $1,043,854. However, the property’s market value is expected to rise to $1,300,000 by May 2023.
This rise in the property’s market value means that Yong Zhang and Cherrie can earn a $256,146 profit from the sale.
Besides purchasing and building duplexes, Yong Zhang and Cherrie also began developing and acquiring properties for commercial purposes.
For their first commercial property investment, they purchased a large office space for $1,075,000. They leased the area to an employment agency that was backed by government funding.
The couple charged an annual rent of $97,121 for it, allowing them to pay the $14,385 annual interest and retain an annual profit of $61,078
Yong Zhang and Cherrie’s recent property investments helped them turn things around for their family. From struggling immigrants who lost hope, they learned to thrive as property investors by utilising the knowledge and skills they learned from IRLE and Platinum.
Also, the financial abundance they experienced as a result of making smart property investments shifted the family mindset. Instead of being focused only on earning money, they’ve learned to make the best of their time.
And one way to do this is by spending it meaning ways, such as by enjoying it with their family.
Becoming a property investor also strengthened Yong Zhang’s resolve to work harder for his family. And he admitted that his struggles helped him realise how much Cherrie has sacrificed for him and their family.
See, unlike Cherrie who was already an Australian citizen, he initially came to the country as an immigrant. This meant marrying him came with a certain risk to Cherrie… But she didn’t mind that at all.
And now, after finally achieving financial stability, Yong Zhang is able to pamper his wife and son even more. In fact, he has made it his life’s mission to give them the best that he can offer.
Moreover, after financially struggling, he became a more mature property investor. He has become more confident in his property investments, believing that his experience and knowledge helped him select properties that will be able to withstand even recessions.
He has also become a lot more resilient.
For the sake of his family and with Dymphna’s guidance, Yong Zhang has developed the right temperament to survive pressure. He has also become more confident in connecting with other people.
