They just wanted to dig themselves out of the financial hole they were in, grow their wealth, replace their income and enjoy a lifestyle of freedom and abundance.
Sonja and Gavin’s journey is a testament to resilience and ambition. Sonja’s story begins with her childhood, shaped by her parents’ divorce when she was just five years old. Her mother worked tirelessly at three jobs to provide for the family. “We needed nothing, but we couldn’t have anything,” Sonja recalls. The family always had food on the table, but luxuries like brand-new Levi jeans were out of reach. Sonja learned early on the value of hard work and frugality, lessons that would fuel her determination later in life.
Leaving home at sixteen, Sonja was eager to forge her own path. By nineteen, she became a young mother, quickly adapting to survival mode to support her growing family. Her early years were defined by grit and resourcefulness, but dreams of a better future never faded. Gavin entered her life in 2002, and together they envisioned a life where their children could enjoy opportunities they never had.
Gavin, too, came from a background that instilled a desire for stability and success. Together, they shared an unwavering commitment to creating a legacy for their children. “Our kids are our biggest motivators,” Sonja says proudly. With three sons, their focus was clear: build a future filled with financial security and lasting memories. Little did they know, their journey would become a whirlwind of lessons, challenges, and triumphs.
Their dreams were big, but so were the obstacles. Living paycheck to paycheck and juggling careers, they knew they had to break free from the cycle. Sonja and Gavin were determined to rewrite their family’s story, and the foundation was their unshakable belief in each other and their future.
Sonja and Gavin’s life changed forever the day they discovered the I Love Real Estate (ILRE) community. At the time, finances were tight, and the idea of investing in themselves seemed daunting. “Friends would ask us out for dinner, and we just couldn’t afford it,” Sonja admits.
But deep down, they both knew that something had to change. The turning point came when Sonja convinced Gavin to attend an ILRE One Day Event. “I dragged him along, kicking and screaming,” she laughs. Gavin even had to take a day off work—a significant sacrifice for the couple.
The event was an eye-opener. “By the end of the day, we were the very last people to leave the room,” Sonja recalls. The energy and inspiration in the room resonated deeply with them, but so did the fears. Investing in a program like Ultimate Real Estate Success Coaching and Mentoring Program was a big financial commitment for them and they spent half an hour debating whether to take the leap.
“I had a fear of spending money and a fear of losing what we already had,” Sonja explains. In the end, they made a pact to back themselves. “Once we spent that money, we told ourselves, we had to do it.”
This leap of faith marked the beginning of their transformation. Joining the Ultimate Coaching Program wasn’t just about learning real estate; it was about believing in themselves and their dreams. “It was the best decision we ever made,” Sonja beams. From that day forward, they were no longer just surviving—they were determined to thrive.
Before joining the Ultimate Coaching Program, Sonja and Gavin made every classic real estate mistake in the book. “We were definitely negatively geared and cross-securitised,” they admit. Their lack of financial knowledge left them struggling to juggle a negative cash flow of $54,000 while raising three children. Holding onto properties that drained their resources, they felt trapped in a cycle of financial stress.
Their mistakes weren’t just about money; they were about mindset. Fear of failure often held them back from taking risks or exploring better opportunities. “Fear of failure is far worse than failure itself because it kills off possibilities,” Gavin reflects. Recognising their need for a new approach, they turned to education and coaches in the Ultimate Real Estate Success Coaching and Mentoring Program for guidance.
The community didn’t just teach them real estate strategies—it offered a new perspective. They learned to restructure their investments, turning cross-securitised properties into independently viable assets. Negative gearing was replaced with a focus on positive cash flow, and their mindset shifted from scarcity to abundance. “We had to believe in ourselves to push through that barrier,” Sonja shares.
These lessons were hard-earned but invaluable. Every mistake became a stepping stone, and with the support of Ultimate Coaching and the ILRE Community, they were on their way to achieving the financial freedom they had always dreamed of.
“Fear of failure is far worse than failure itself because it kills off possibilities.”
Sonja and Gavin’s first big win came in the form of a charming holiday house. Purchased in 2011, this modest property nestled along the Victorian coast initially seemed like a simple retreat for the family. “We didn’t really have any plans for it,” Gavin admits. It was a spur-of-the-moment decision, one that didn’t align with any grand strategy. At the time, they lacked the knowledge and tools to turn the property into a productive asset. The house sat unused for years, a missed opportunity.
Everything changed after they joined the Ultimate Coaching Program from ILRE. Equipped with new ideas and a network of mentors, they saw the potential in the holiday house. “We had all these amazing ideas after joining,” Sonja explains. The property underwent a small but effective renovation, making it fit for the booming short-term rental market. They decided to list it on Airbnb, and it quickly became a positive cash-flow asset. “We turned something dormant into something that worked for us,” Gavin says proudly.
The financial benefits were undeniable, but the victory went beyond numbers. It was their first tangible proof that with the right guidance and determination, they could create wealth. “That little holiday house became a stepping stone,” Sonja reflects. What started as an impulsive purchase evolved into a vital piece of their growing property portfolio.
Not every part of their journey was smooth sailing. One of the toughest moments came when Sonja’s father passed away, leaving behind a heavily hoarded property. “The responsibility fell on us to clean it up,” Sonja recalls. The sheer scale of the task was overwhelming—every inch of the property was piled high with years of accumulated belongings. “Gavin said it would take 12 months, but I gave him 12 days,” Sonja laughs.
The family banded together, assembling a team of eight to tackle the mountain of clutter. “We worked from dawn till dusk with skips on rotation,” Gavin recounts. The effort wasn’t just physical—it was deeply emotional. As they sifted through her father’s belongings, Sonja found herself unraveling pieces of his story. “It wasn’t just about the rubbish. It was about healing and moving forward,” she says.
By the end of the marathon clean-up, Sonja and Gavin were the last ones standing. Exhausted but triumphant, they proved to themselves that they could overcome even the most daunting challenges. “We learned that together, we could do anything,” Sonja reflects. This experience became a cornerstone of their confidence, reinforcing their ability to face adversity with resilience and ingenuity.

Sonja and Gavin’s entrepreneurial spirit led them to explore creative and unconventional investments. One of their most unique ventures was a houseboat. “I’ve always loved boats,” Gavin shares, grinning. Starting with a modest two-bedroom vessel, they refurbished it with solar panels and other upgrades. “We had some good times on it, but it wasn’t just for fun. It was a way to build equity,” Sonja explains. They eventually sold it for a profit, paving the way for a larger, more luxurious houseboat.
Their bold moves weren’t limited to the water. On land, they became experts at spotting and negotiating deals. One standout example was a block of land with hidden potential. “It had a development application just weeks from approval, but the seller didn’t realise its value,” Sonja recalls. After a strategic negotiation, they purchased the land well below market value and leveraged the existing plans to fast-track a profitable development.
These ventures highlighted their innovative thinking. Whether transforming a houseboat into a profitable asset or uncovering the hidden value in land deals, Sonja and Gavin consistently turned creativity into opportunity. “It’s all about knowing your market and doing your research,” Gavin emphasises. Their willingness to think outside the box became a defining feature of their success.
Not every venture was a resounding success for Sonja and Gavin, and their experiences with syndicates taught them some of their most valuable lessons. Syndicates—where multiple investors pool resources for a shared project—seemed like an appealing option at first. “We were running our business and raising a family, so being time-poor, syndicates seemed like a great way to invest without being hands-on,” Sonja recalls.
However, the reality of these projects often proved challenging. In one case, a $400,000 syndicate hit significant roadblocks, including a civil contractor going bankrupt and delays caused by the pandemic. “Everything that could go wrong, went wrong,” Gavin says. Yet, even amidst the chaos, transparency and communication kept them afloat. “The team worked together to find solutions. If you focus on the problem, it just magnifies. It’s always about finding the quickest and best fix,” Sonja reflects.
While some syndicates turned out fine, others underscored the risks of relinquishing control. These experiences led to a critical shift in their strategy. “We learned to do our due diligence and avoid ‘black box’ investments where we had no say in the outcome,” Gavin explains. Today, they apply this wisdom to every deal they consider, ensuring they maintain agency over their investments.
“Mistakes are just part of the process. They taught us how to protect ourselves and move forward smarter.”
For Sonja and Gavin, their family has always been the heart of their journey. Their three boys were the inspiration behind every decision they made. “Our kids are such a big motivator,” Sonja beams. Through their successes, they’ve not only secured a brighter future for themselves but also instilled a passion for real estate in their children.
Their eldest son, in particular, has embraced the family legacy. After attending a property event, he dove into his own research and recently purchased his first property. “We’re getting calls every day,” Gavin laughs. “‘What brush do I use? How do I fix this?’ It’s amazing to see him talk in property terms. It’s like watching the next generation of us.”
Beyond financial success, Sonja and Gavin have focused on building a legacy of resilience, hard work, and creativity. They’ve included their children in projects, teaching them the skills and mindset to carry forward. “It’s not just about what we’ve achieved,” Sonja says. “It’s about what we’re passing on.”
Success isn’t just about personal gain—it’s about lifting others, too. One of Sonja and Gavin’s most meaningful ventures was their initiative to help flood victims in New South Wales. After meeting with a government official, they identified a pressing need for temporary housing for displaced families. “People were living in tents with their dogs,” Gavin says, recalling the heartbreaking stories they encountered. “We knew we could help.”
Leveraging their negotiation skills, they sourced caravans at discounted prices and coordinated delivery to affected areas. “It wasn’t about the profit,” Sonja explains. “It was about making a difference.” The impact was immediate and profound. One family, who had lost everything, cried tears of gratitude as they received their new temporary home. “Driving away from that first delivery, I was in tears,” Gavin admits.
While the initiative did generate income, the true reward was the sense of fulfillment. “We’ve done okay in life, and now we can give back,” Sonja reflects. Today, those caravans serve as holiday rentals, continuing to generate income while reminding them of the lives they touched.
“Helping others reminded us why we started this journey in the first place. It’s about creating something bigger than ourselves.”
Sonja and Gavin’s journey is a masterclass in transformation, showing what determination, learning, and community can achieve. When they started, their financial position was dire. “We were $54,000 in negative cash flow, holding onto properties that were dragging us down,” Gavin recalls. Raising three children in such conditions wasn’t just stressful; it was unsustainable. They knew they needed to make a change, but the path forward was anything but clear.
Fast forward to today, and their story reads like a fairy tale—but one forged through grit and hard work. They now generate $96,000 in passive income annually and have amassed an impressive $6.5 million in equity. “Sometimes we just sit back and think, is this real?” Sonja reflects. “We’ve gone from barely making ends meet to living a life we only dreamed of.”
The transformation wasn’t an overnight success. It was the result of years of learning from mistakes, leaning on the support of the Ultimate Coaching and Training as well as the ILRE community, and pushing through challenges together. “You never realise how far you’ve come until you stop to look back,” Gavin says. For them, taking that moment to reflect was eye-opening. “We wouldn’t be here without taking that first leap of faith,” Sonja adds.
Their success has also been a lesson in persistence. There were plenty of setbacks along the way—missteps with syndicates, properties that felt like insurmountable obstacles, and moments of doubt. But each challenge taught them something new and brought them closer to their goals. “It’s not about avoiding failure,” Gavin explains. “It’s about learning from it and growing stronger.”
The couple attributes much of their progress to the Ultimate Coaching and the ILRE community. “This isn’t just about property; it’s about mindset and support,” Sonja says. The connections they’ve made and the insights they’ve gained have been instrumental in their journey.
Today, Sonja and Gavin aren’t just surviving—they’re thriving. They’ve built a life filled with financial freedom, meaningful work, and a legacy for their family. “We’ve proven to ourselves that anything is possible,” Sonja says with a smile. And for those still on the path, their story is a beacon of hope and inspiration, showing that with persistence, learning, and the right community, even the most daunting dreams can become reality.
